You are buying a spacious, superior quality new wooden lodge complete with double glazing, central heating and furniture, on a small and exclusive family run park within an area of outstanding natural beauty on the North Cornish coast. Your Lodge could have a standard floor plan, or you could specify any features or room arrangements you require. Hentervene is in a prime position, within a mile of the sea, yet sheltered from the winds. Within two miles from the main Atlantic highway, the route to so many of Cornwall`s popular tourist attractions.
It would be a great place to live! However, although we have planning permission for all year round holiday use, this does not make it a residential park. You will be asked to provide evidence of your permanent address.
You can use your lodge at any time of the year for holidays. The park has a twelve month licence and does not close unless it becomes necessary to close for maintenance. Adequate notice will be given if such a situation arises.
What is the tenure and how long does
it last?
We issue you a new Holiday License Agreement that runs for a period of 99 years.
Will the lodge last that long?
Our lodges are built from materials that will withstand the sea air for many years. The chassis are either made of thick tanalised timber, or galvanised hard waxed steel depending on the model you choose. The buildings are clad in pine or larch, a wonderfully looking and long lasting material. The walls are well insulated, in either fibre or lambs wool, making them ideal for a winter retreat. As with any property, proper maintenance is of course essential.
Who is responsible for maintenance?
It is in your interest to maintain your investment. We will be pleased to help organise any repairs and maintenance to your lodge on your behalf, or to put forward the names of local trades people.
To ensure that Hentervene remains an attractive holiday destination, all the holiday lodges must be kept in a good state of repair and condition.
What if I want a specific plot?
Plots will be allocated on a strictly first come, first served basis, and can be reserved for £1000, so it is important to reserve the plot of your choice as early as possible. It is strongly advised to come and look at the location. All plots benefit from all day sunshine (weather permitting!) and beautiful countryside views.
Do I have to pay local authority rates?
Yes as imposed by North Cornwall District Council.
What about my gas, water and electricity charges?
All services are metered and you will be invoiced quarterly for water/sewage disposal, electricity and gas, at the rates charged by the local suppliers.
Are dogs allowed at Hentervene?
Yes, but they must well behaved and under
control at all times. We have a separate dog walking area on the park, and of course,
there are many pathways round about.

What
about car parking?
Each lodge has its own designated parking area right next to the lodge. There is a
separate area close by should you have visitors.
Who looks after my lodge for me when I am not there?
One of the benefits of owning a lodge at
Hentervene is that there will always be someone to keep an eye on it when you are not
there. This means that if there are any problems that are apparent from the outside, we
can inform you immediately and discuss an appropriate course of action. We will hold a key
for use in such emergencies.

What happens if I want to sell my lodge?
You can sell your lodge at any time, but this
must be organised through our sales office.

Yes. Your holiday lodge must be properly
insured against all the usual risks including fire, flood, storm and third party
liability.

Yes. Hentervene is in an idyllic position, and is much valued for its quieter lifestyle and environmental awareness. A set of Park Rules has been drawn up to outline the responsibilities of all lodge owners. If anyone persistently acts in a manner that is likely to annoy or upset other users of the park, they can be ejected.
The price you pay
will depend largely on the size and specification you choose. We cannot say more precisely
how much they are until we have discussed what it is you require. Our lodges range from
£100k to £175k. 
Will I be allowed to sublet my lodge?
Subletting will be allowed but will be organised through Hentervene. We will be responsible for the advertising via our websites, and we will organise cleaning, bedding and changeovers. There is, however, absolutely no obligation to sublet. Terms available on request.
